Elevators: Each tower is equipped with 2 groups of 3 elevators each. One elevator in each tower is designated as a fire-fighting elevator—this elevator allows fire crews to move through the building in the event of a fire. The elevators are to be supplied by the Finnish company KONE, model N-Monospace or equivalent. Key model specifications: Class A energy efficiency, quiet operation, speed of 2.5 m/s, load capacity of 1,000 kg for all elevators, and the design incorporates modern, wear-resistant materials.
The first group of elevators serves the building up to the 12th floor, while the second group serves floors 13 through 24. All elevators descend to the parking garage on levels -1 and -2.

INTERNAL UTILITY SYSTEMS

Fire safety: a fire alarm system is provided on all residential floors. Each apartment is equipped with a smoke detector. Fire hydrants with remote-controlled pump activation are installed in the common hallways. Fire suppression systems are provided on all parking levels. One of the six elevators in each tower is a fire-rated elevator.
Autonomy: in the event of a water supply outage, the building is equipped with separate water tanks containing a 24-hour supply of water for the residential section, the commercial section, and the aparthotel. In the event of a power outage, the building is equipped with diesel generators. These will power the elevators, emergency lighting in common areas and the parking garage, fire safety systems, the boiler room, the pump room, and the security system (video surveillance, access control).

During the project’s implementation, the developer does not rule out the possibility of renovated apartments becoming available on other floors as well. - Unrenovated apartments are being sold in the same manner as apartments in Tower A (see above).
Installment Terms (Standard):
Tower A:
Installment plan until June 10, 2022, with a down payment of 30% or more
Down payment of 80–100% – no price increase
Down payment of 50% or more – 3% added to the base price
Down payment of 30% – 6% added to the base price
Tower B:
Installment plan until June 10, 2022, with a down payment of 20% or more
Down payment of 20% – 6% added to the base price
Down payment of 40% or more – no surcharge
Down payment of 70% or more – balance due within one month after the building is commissioned

Apartment reservation rules:
1. Apartment reservations (confirmations) are made exclusively online. Reservations (confirmations) are processed exclusively by the branch secretary. To make a reservation (confirmation), you must provide the last 4 digits of your client’s phone number and their name. An apartment reservation is valid for 3 days.
The client’s reservation is valid for 14 days from the moment the OP accepts it. Notification of the acceptance (or rejection) of reservations and confirmations is sent to the secretary in Profitbase within 24 hours. To extend a reservation, simply write “reservation extension” in the existing request (There is no need to create a new one).
2. A single client may reserve no more than 2 apartments at a time. When a reservation is made for more than one apartment, the construction company reserves the right cancel the reservation for one of the apartments at its discretion prior to the previously established reservation period, after notifying the client by phone.
3. The reservation period is 3 days. days. The day of booking is considered the first day. The reservation ends at 6:00 PM on the third day. If the client has not finalized the transaction within 3 days, this reservation is automatically canceled. On a case-by-case basis, it is possible to agree to extend the reservation by 1–2 days, provided that the transaction documents are submitted and an exact date is specified. A paid reservation for a longer period is available at a cost of 10% of the apartment’s price.
5. From the moment of registration, the reservation is assigned to the real estate agency for 14 calendar days, regardless of the apartment being reserved. If, upon expiration of this period, the client has not proceeded with the transaction, the reservation with the real estate agency is canceled.
How the transaction proceeds:
After booking, and after the Buyer decides to purchase the apartment, the following steps must be taken:
Bring a copy of the buyer’s passport and TIN (all information on the copies must be legible)
· coordinate the date and time of the transaction with the responsible manager, Evgeny Bereznikov
· the amount of the down payment (installment plan)
· verify that the Buyer has the original passport and identification code on hand at the transaction,
· If the client is married, then the marriage certificate and the original passport and identification code of the spouse.
Buyers must come to the transaction at the main office located at 23B B. Arnautskaya St., 1st floor. Transactions are conducted under cooperative membership agreements. The buyer must provide a scan, photocopy, or photo of their passport (first and second pages, registration, and identification code). Spousal consent is required if the buyer is married. Afterward, the contract is prepared in two copies within 1–2 days. Following signing, the buyer makes payment either at the company’s cashier’s office or at a Marfin Bank branch. The apartment price, down payment, and monthly payments are specified in the contract in U.S. dollar equivalents.
